PART R · Broadband infrastructure

Does Wi Fi satisfy Part R

Installing Wi-Fi equipment does not, by itself, satisfy Part R. Wi-Fi distributes a connection around a building. Part R addresses the relevant physical communications infrastructure and, for qualifying new dwellings, network connection provision.

Why does the distinction matter

A house can have a powerful router but an unsuitable external connection or missing installation route. Conversely, good network infrastructure does not guarantee that every bedroom has strong Wi-Fi coverage.

Ask separate questions about the network serving the property and the system distributing that service inside it.

What should be planned during construction

The designer should identify the required building entry, service routes and relevant termination or access arrangements. The precise provision follows the applicable Part R guidance volume.

Coordinate those routes with structure, fire separation and other services. A communications cable should not leave an unaddressed penetration through a fire resisting element.

Is internal data cabling always required

Do not assume that a preferred home-network layout is itself the universal legal minimum. Identify the actual Part R requirement, then distinguish any optional internal cabling chosen for convenience.

For example, extra network points for a home office may be useful without being the same thing as the required external infrastructure.

What about major renovations

Relevant major renovation work can engage the physical infrastructure provisions. That does not mean every repainting or bathroom refit requires a full communications upgrade.

Establish the definition and scope before deciding what provision is needed.

What should the owner receive

Keep the as-built route information and a clear description of the connection provided. For new dwellings, retain the evidence of the applicable network connection process.

Plan optional wireless coverage with the final layout in mind. Thick walls and several floors can create practical coverage problems, but those questions should be answered alongside, rather than confused with, the building regulations requirements.

This guide provides general information about building regulations in England. Requirements, amendments and transitional arrangements can depend on the project and its dates. Confirm the applicable requirements with your designer and building control body.
