PART E · Resistance to sound
Part E building regulations explained
Part E concerns resistance to sound. It includes sound separation between homes and certain rooms, acoustic conditions in relevant common areas and acoustics in schools. The rules do not mean that every sound from a neighbouring property must become inaudible.
When does Part E matter
New dwellings and conversions creating dwellings can require sound insulation design. Separating walls and floors are particularly important where a house is converted into flats.
The applicable requirements depend on the work and building use. An existing noise complaint, without building work, is a different question from designing a new separating floor.
What types of sound are considered
Airborne sound includes voices and music. Impact sound includes footsteps transmitted through a floor. Sound can also travel around the intended barrier through connected walls, ceilings and other routes.
These indirect paths help explain why adding material to one wall may not solve a problem.
How is compliance shown
Approved Document E provides construction guidance and a testing framework. For eligible new dwellings, an appropriately registered Robust Details route can replace pre-completion testing of the relevant elements. That is a specific route with conditions, not a general exemption for anything built to a familiar detail.
Discuss the evidence route early. Conversion work needs particular attention because existing construction can be uncertain.
What should you ask the designer
Ask for the complete wall or floor assembly, junction details and treatment of service penetrations. Confirm what must be inspected before it is concealed and whether testing is needed.
Avoid substitutions without review. Changing an acoustic layer, fixing pattern or perimeter detail can affect performance even if the finished room looks identical.
Include acoustics in the initial quotation. Retrofitting an occupied flat after a failed test is often more disruptive than getting the construction and evidence route clear at the start.
