PART H · Drainage and waste disposal
How should an extension drain rainwater
Rainwater from an extension needs a suitable drainage route. Gutters and downpipes collect it, but the design must also explain where it goes. A convenient nearby drain is not automatically the correct destination.
What options should be considered
The Part H guidance gives a hierarchy for rainwater disposal, considering infiltration before other routes where practicable. The available solution depends on soil, site levels, existing drainage and any required permissions.
A soakaway may be suitable, but it is not a universal answer. Ground that does not accept water adequately needs a different assessment.
What information is needed for a soakaway
Ask the designer how infiltration capacity, storage, position and the surrounding buildings will be assessed. Testing may be needed to support the design.
Do not assume that a rubble-filled hole of a customary size will cope with the new roof area. The system needs a justified capacity and a suitable location.
Can rainwater enter the foul drain
Do not make that connection by default. The drainage system and the relevant permissions need checking. Part H includes requirements concerning separate systems.
Where a sewer connection is proposed, establish the undertaker's requirements and whether other approvals or constraints apply.
What commonly gets overlooked
Roof area, overflow arrangements, maintenance access and the effect of intense rainfall can be missed when drainage is treated as the final task.
For example, a patio and extension may together change how water moves across the garden. Consider both rather than designing the roof in isolation.
What should you keep
Retain the design, testing information where applicable, permissions and the as-built drainage layout. Make sure the owner understands where inspection and maintenance points are located.
Choose the drainage route before fixing foundation and landscaping layouts. That leaves space to resolve a problem while changes are still straightforward.
